The restructuring of the Franciades-Opera ZAC (urban development zone) has the principal objective of restoring the area’s identity and its true purpose as the heart of the town.
The area targeted by the intervention must meet this objective by reorganizing the retail potential, redeveloping public space, creating housing, and reinforcing the landscaping, pedestrian and road links. The buildings are designed to create a flexible and site-specific architecture; height variations (10- to 4-story) create a smooth transition between the large housing projects to the north and the esplanade of the opera to the south. A composition of volumes crowned with hanging gardens offers varied vistas and enhances gradation. The ensemble is homogenized by a uniform treatment of external facades (in brick) while the inner walls of each apartment are covered by warmer and more intimate wooden siding. It is consistent with the light tones of the surrounding buildings. Wide landscaped walkways and streets alongside the shops articulate the block and connect it to its direct environment.
